The housing market continues to show signs of recovery at a very slow pace.  Sellers and Real Estate Professionals are dealing with the competition of pre-foreclosure and foreclosure properties and also the problem of their property appraising at or above an agreed upon selling price when the  property goes under contract.  Lenders are being very careful with who they will lend to.  Credit scores play a very important part in mortgage approval and also your interest rate.  Buyers want the best deal.  They read the headlines and know that there are great deals out there and they are looking for them.  We are seeing buyers back in the market place which is why the housing market does show some signs of recovery.  The sellers who are smart and price their homes at competitive prices are the ones that will sell their homes.  The luxury home market does also show some improvement as well.  As a luxury real estate professional I am seeing more buyers in the luxury home category.  Buyers recognize the fact that interest rates are still at historic lows and feel that this is the time to take a look at what is out there.  They know that the higher end market does offer a solid investment that will continue to benefit the new owner many years down the road.  I believe that 2010 will continue to show a slight recovery but at a very slow rate.  Diligent buyers who know how to do their homework and know that working with an experienced real estate professional to help them will find some very good buys in the marketplace.  Buyers who are patient will definitely find exactly what they are looking for.
